Selecting the Ideal Wall Paint Chemistry and Finishes
Wall paint serves dual functions: aesthetic visual transformation and protective barrier coating against humidity, UV radiation, mould growth, and mechanical scuffing. Selecting paint requires evaluating resin chemistry, surface sheen, environmental VOC emissions, and substrate moisture conditions.
1. Paint Types and Chemical Formulations
- Interior Acrylic Emulsion: Formulated with 100% acrylic binders and water-borne carriers. Emulsions dry rapidly, emit low odor, provide exceptional washability (stains wipe away with soapy water), and maintain color fastness over many years.
- Exterior Elastomeric & Silicon Coatings: Exterior walls endure extreme sun exposure, heavy rain, and thermal expansion cracks. Elastomeric acrylic paints bridge hairline surface cracks up to 1.5 mm, while silicone-enhanced additives provide a hydrophobic, self-cleaning finish that sheds rainwater.
- Solvent-Based Enamels: Oil-based alkyd enamels create a hard, glossy, chemical-resistant shield ideal for wood joinery, metal window grills, and heavy-wear door frames, though they take longer to dry and have higher VOC levels.
2. Understanding Sheen Levels and Room Suitability
| Sheen Level |
Light Reflectance |
Washability & Scrubbing |
Best Applications |
| Matte / Flat |
0% to 5% (Diffused, non-reflective) |
Low; repeated scrubbing burnishes surface. |
Ceilings, master bedrooms, walls with uneven plaster. |
| Eggshell & Satin |
10% to 25% (Soft pearl glow) |
Medium to High; easily wiped with damp microfibre. |
Living rooms, family halls, dining spaces, guest bedrooms. |
| Semi-Gloss |
35% to 60% (Sleek radiant sheen) |
Exceptional; highly scrubbable, resists mildew. |
Kitchens, utility laundry rooms, kids' play areas, hallways. |
| Gloss / High-Gloss |
> 70% (Mirror-like reflection) |
Maximum stain and water resistance; highlights wall flaws. |
Wood cabinetry, metal balustrades, doors, and trim. |
3. Step-by-Step Surface Preparation Protocol
- Moisture & pH Testing: Never paint over fresh plaster until it has cured for at least 28 days. Plaster moisture must test below 10% on a pinless moisture meter, with a pH below 9.
- Sanding and Putty Layering: Sand the plaster smooth, apply a deep-penetrating water-thinnable primer, follow with two coats of white-cement-based wall putty to eliminate minor pinholes, and finish with fine 220-grit sanding.
- Undercoat Primer and Two Finish Coats: Apply a dedicated masonry primer to ensure uniform porosity, followed by two unthinned, cross-rolled finish coats applied with high-density foam or microfibre rollers for a uniform finish.
