Due Diligence Checklist for Residential Plot Selection
Selecting the right plot of land is the single most critical decision in constructing a home. A flawed site selection can saddle the homeowner with insurmountable legal disputes, foundation failures from expansive subsoils, or severe monsoon flooding. A systematic engineering and legal evaluation mitigates these risks before committing capital.
1. Geotechnical and Topographical Assessment
- Soil Bearing Capacity (SBC): Commission a preliminary dynamic cone penetration test or standard penetration test (SPT). Hard strata (SBC > 200 kN/m²) allows economical shallow isolated footings, whereas low-bearing backfilled soil or soft clay requires deep cast-in-situ RCC pile foundations.
- Topography and Natural Incline: Plots positioned in severe depressions receive stormwater runoff from all surrounding streets. Ensure the natural contour permits gravity discharge into municipal storm drains without requiring expensive retaining walls or sump pumping.
- High Water Table & Seasonal Waterlogging: Inspect open trial pits or nearby borewells. A water table within 1.5 meters of the surface causes foundation moisture ingress, basement buoyancy issues, and poor septic tank absorption field functionality.
2. Legal and Regulatory Due Diligence

3. Physical Infrastructure and Urban Connectivity
- Right of Way (Road Width): Ensure the frontage approach road has a minimum width of 9.0 meters (30 feet) to accommodate concrete transit mixers, fire tenders, and crane access during construction.
- Municipal Utility Terminations: Verify the physical availability and elevation of municipal sewage trunks, pressurized drinking water lines, and electrical distribution poles within 50 meters of the boundary.
- High-Tension Power Line and Pipeline Buffers: Ensure no high-voltage overhead transmission lines (11kV / 33kV / 66kV) cross the plot boundary, which enforce statutory non-construction buffer corridors under Indian Electricity Rules.
