Termite Prevention Before Construction

By Ratan Updated: 17 Oct 2026
Comprehensive technical protocol for pre-construction anti-termite chemical treatment conforming to IS 6313 (Part 2): chemical barriers, soil excavation trenches, and plinth spraying.

Overview

Engineering Continuous Chemical Barriers Against Subterranean Termites

Subterranean termites (Coptotermes formosanus and related species) live in deep subterranean soil nests and construct hidden mud tunnels to invade structures. They feed on structural timber, door frames, kitchen cabinetry, electrical wire insulation, and wallpaper. Establishing a continuous chemical barrier during foundation excavation per Indian Standard IS 6313 (Part 2) provides lifetime termite protection.

1. Termiticide Chemistry: Non-Repellent vs. Repellent Formulations

  • Imidacloprid 30.5% SC (Non-Repellent Chemistries): Modern non-repellent termiticides are undetectable by termites. Foraging termites pass freely through the treated soil barrier, pick up the slow-acting neurotoxic active ingredient, and transfer it back to grooming nestmates, exterminating the queen and deep nest. It has zero toxic odor and long chemical stability in subsoils.
  • Chlorpyrifos 20% EC (Repellent Organophosphate): Repellent chemicals repel termites through noxious fumes and odor. However, if settling soil or careless construction digging creates even a tiny breach in the chemical layer, termites detect the untreated gap and penetrate through to timber installations above.

2. The Four Stages of Pre-Construction Treatment (IS 6313 Part 2)

Application Stage Application Area Chemical Dosage (IS 6313) Crucial Execution Note
Stage 1: Excavation Trenches Bottom and sides of column footings and trench pits. 5.0 Litres per linear meter of vertical side wall. Apply after excavation is complete, before laying PCC mud mat.
Stage 2: Footing Backfill Subsoil backfilled around RCC columns and foundation walls. 7.5 Litres per sq meter of vertical masonry face. Treat in 300 mm compacted layers using hollow steel rodding rods.
Stage 3: Sub-Slab Earth Bed Compacted sub-base earth prior to casting ground floor RCC slab. 5.0 Litres per sq meter of flat surface. Rod holes at 150 mm grid intervals; cover with 150-micron polythene sheet immediately.
Stage 4: External Perimeter Trench Trench along outer building boundary (300 mm wide × 300 mm deep). 2.0 Litres per linear meter of perimeter trench. Prevents lateral termite colonization from surrounding outdoor gardens.

3. Practical Quality Control Protocols on Site

  1. Never Treat Saturated or Muddy Soil: If rain falls before or during termiticide spraying, postpone treatment until subsoil dries. Saturated soil cannot absorb the chemical solution, washing costly active ingredients away into drainage lines.
  2. Dedicated Rodding Equipment: Chemical must be pressurized via motorized agricultural pumps with continuous pressure regulators (2 to 3 bar) and perforated steel injection rods, rather than splashing casually from watering cans.
  3. Pipe Collar Detailing: All vertical plumbing, electrical conduit, and drain pipe entries piercing through ground slabs must be treated with an additional 2 liters of chemical emulsion per penetration, as termites frequently travel along pipe gaps.

Frequently Asked Questions

Pre-construction treatment creates an uninterrupted, continuous chemical barrier directly beneath the entire foundation slab, plinth walls, and plumbing conduit penetrations before concrete is cast. In contrast, post-construction treatment requires drilling holes through expensive tiles and injecting chemicals into disrupted, patchy drill points that leave hidden pathways open to subterranean termite colonies.
Imidacloprid (30.5% SC) at an emulsion concentration of 0.075% is widely preferred over legacy Chlorpyrifos (20% EC). Imidacloprid is non-repellent, odorless, and chemically binds with soil particles, creating a lethal transfer effect where foraging worker termites unknowingly track the toxin back to wipe out the underground queen colony.
